Corporate Plan 2023 – where are we up to?

We have updated our Corporate Plan for 2023, looking at how the Group has adapted as it continues to operate in a changing and challenging environment along with progress on a range of projects we have already been working on and new ones that we will be undertaking during the coming years to fulfil our mission of ‘Creating Homes. Building Lives.’

‘Jigsaw Conversation’, a consultation with colleagues and residents, helped us prioritise four themes that focus our efforts around: ‘Building safety’, ‘Our homes and spaces’, ‘Our tenancy offer’ and ‘Our future development product.’

Here are some highlights:

  • We aim to deliver 4,000 new homes by 2028. This delivery is possible thanks to our recently secured £360 million Sustainability Bond.
  • We will phase out gas boilers in new homes by 2025 and will begin installing electric heating in new homes from 2023.
  • We will trial the building of net-zero carbon homes from 2025 and hope to have a site for a pilot project in 2023.
  • £27.8m will be invested in building safety work over the next five years.
  • Under our Fire Door Plan involving 8,000 doors, we have so far reviewed over 3,000 and replaced 2,500 doors.
  • We successfully installed 103 air source heat pumps and 271 solar panels with more to follow.
  • Six ‘warms hubs’ were launched across our neighbourhoods.
  • £100,000 has been set aside to convert bedsits into apartments, and we increased our hardship fund to £75,000.
  • We expanded our carpet and furniture pilot to benefit 120 residents, leading to a 98% tenancy sustainment rate.
