The safety of our residents is our top priority. We are committed to keeping our Higher-Risk Buildings (HRBs) safe and compliant with the Building Safety Act 2022.
This means we take all reasonable steps to identify, manage, and reduce building safety risks, including those related to fire safety and structural integrity, helping to ensure our residents feel safe and secure in their homes.
We work closely with residents, contractors and regulatory bodies to ensure our buildings remain safe places to live.
A Higher-Risk Building is a residential building that:
- Is 18 metres or more in height or has at least 7 storeys.
- Contains two or more residential units.
These buildings are subject to additional safety requirements and oversight by the Building Safety Regulator.
As the Principal Accountable Person, our responsibilities include:
- Identifying and assessing building safety risks
- Maintaining a Building Safety Case for each Higher-Risk Building
- Registering applicable buildings with the Building Safety Regulator
- Maintaining accurate building information
- Ensuring safety systems are inspected and maintained
- Investigating and reporting certain building safety incidents
- Engaging with residents on building safety matters
- Providing residents with relevant safety information.

We regularly monitor and review building safety across our Higher-Risk Buildings. All of our buildings have:
- An annual fire risk assessment
- A fire risk appraisal of the external wall
- A structural survey
- A building safety case.
Fire Safety
To help keep residents safe, we:
- Complete regular Fire Risk Assessments
- Inspect and maintain fire doors
- Maintain fire alarms and emergency lighting
- Test fire safety systems
- Monitor and complete fire safety actions.
Our residents play an important role in building safety. We will:
- Provide building safety information
- Consult residents on relevant safety matters
- Listen to resident feedback and concerns
- Share updates on significant safety works.

Residents can help keep buildings safe by:
- Keeping communal areas free from obstructions
- Not storing items in corridors, stairwells or escape routes
- Reporting defects and safety concerns promptly
- Allowing access for safety inspections and maintenance
- Following fire safety guidance
- Ensuring alterations to your home are approved where required.

Yes. All applicable Higher-Risk Buildings owned or managed by Jigsaw Homes Group are registered with the Building Safety Regulator.
What is a Building Safety Case?
A Building Safety Case is a document that demonstrates how building safety risks have been identified, assessed and managed.

What is a Fire Risk Assessment?
A fire risk assessment is an assessment of fire safety in a building. It is undertaken every year by a specialist accredited consultant. A summary of the fire risk assessment is provided in the information pack linked above
What is a fire risk appraisal of the external wall?
A fire risk appraisal of the external wall is undertaken by specialist fire engineers who look at the external wall and any cladding or insulation. They make an assessment of risk and advise if further actions are required.
What is a structural survey?
A structural survey is a detailed inspection of a property’s condition, carried out by a qualified surveyor. It is designed to identify any structural problems, defects, maintenance issues, and potential risks within a building.
How often are safety checks completed?
Safety inspections are completed in accordance with regulatory requirements and our internal compliance standards.
