We carry out a year round maintenance service to internal and external communal areas and open spaces. This includes:
- Regularly inspecting estates and communal areas (e.g. gardens, play areas, internal communal areas)
- Grounds maintenance (including grass cutting, weeding, pruning and tree work)
- Cleaning (including floors, communal windows, stairs, car parks and paths)
- Litter picking communal areas
- Carrying out a winter works programme
- Reporting communal repairs found on our inspections.
Grounds Maintenance Service
- Tameside and North
The Service is delivered through a maintenance regime of 19 visits per annum. This is delivered by our in-house teams. The maintenance visits consist of 14 summer visits between the months of April-October; and a further 5 monthly visits between November through to March. - Midlands
The Service is delivered through a maintenance regime of 16 summer and autumn visits. This is delivered by a contractor.
Grass
We maintain grassed areas to ensure a neat, tidy and usable condition.
- Grass in healthy growth.
- Maintained edge of the borders, fence lines, building lines, path edges, hedge bases, tree bases etc.
- Free of litter and foreign matter such as stones, brick and glass, trip hazards.
- Free of any arising’s on all adjoining surfaces.
- Edges of grassed areas clearly defined.
- Beds clear of weeds, leaves and debris.
- Clear.
Hedges
Well maintained hedges – we take into account seasonal factors, including bird- nesting periods, and specific species requirements. We carry out maintenance at the most appropriate times for both the environment and the health of the plants and hedges.
Trees
We maintain our tree stock in line with our Tree Management Plan. This Management Plan states when we would carry out works on trees and under what conditions we would not carry out tree works. Tree works would be considered under the following conditions:
- Diseased
- Dead
- Dying
- Structurally unsafe
- Preventing access
- Significantly damaged
- Potentially hazardous to health
- Outgrown space allocated
- Affecting the stability of structures.
Caretaking
We provide a caretaking service to internal communal areas of our properties. This consists of general cleaning to:
- Floors
- Stairs and handrails
- Skirtings
- Litter picking
- Waste management
- Window cleaning to communal windows
- Fire checks
